This report covers only SFR Houses in the following marketing areas – 1-9, 13 and 99. These areas are in Charlotte NC in Mecklenburg County, and do not comprise of all areas covered by the MLS. For the purpose of the numbers reported here, houses or home will not include condominiums, nor townhomes.
For September the CMLS (Carolina Multiple Listing Service) reported 1,993 new listings, with an average list price of $300,969. 922 Homes were under contract at an average list price of $238,648.00 Homes sold for September was 860, at an average sales price of $229,034.00 These homes sold for 92.35% of the list price. Overall the average days on market (DOM) for these homes was 107.
These numbers may be of interest to folks who are interested in buying or selling a home in Charlotte and would like to know how the market is performing in regard to SFR homes.
In summation there were 80 more listings than the prior month with an average $8239 increase per listing. 60 less homes were under contract vs. the prior month and they were under contract at at a lower price – $4714.00 on average. 85 More homes sold vs. the prior month; however, this was at $18,907 less than the prior month.There was a larger than normal variance in the percentage of list to sold, for this month it was 92.35%. The Days on Market decreased by 21 days. Of note, two areas in particular stood out and based upon their respective list to sale price (one area had a lp/sp of 67.10% and the other a lp/sp of 97.21%), they will be interesting to watch.
