This report covers only SFR Houses in the following marketing areas – 1-9, 13 and 99. These areas are in Charlotte NC in Mecklenburg County, and do not comprise of all areas covered by the MLS. For the purpose of the numbers reported here, houses or home will not include condominiums, nor townhomes.
For October the CMLS (Carolina Multiple Listing Service) reported 1,940 new listings, with an average list price of $288,245. 938 Homes were under contract at an average list price of $241,907.00 Homes sold for October was 804, at an average sales price of $233,972.00 These homes sold for 95.79% of the list price. Overall the average days on market (DOM) for these homes was 101.
These numbers may be of interest to folks who are interested in buying or selling a home in Charlotte and would like to know how the market is performing in regard to SFR homes.
In October there were 53 less new listings than the prior month with an average $12,724 less per listing. 16 more homes were under contract vs. the prior month and homes were under contract at a higher price, $3259.00 more on average. 85 More homes sold vs. the prior month; however, they sold for an average $18,907 less, than the prior month. The was an increase in the percentage of list price to sold price for October – 95.79%, up 3.44% from the month prior – this should be good news to sellers. The average Days on Market decreased by 6 days which should also be good news to sellers.
