In November the CMLS (Carolina Multiple Listing Service) reported 1,341 new listings, with an average list price of $267,656. 642 Homes were under contract at an average list price of $243,820.00 Homes sold for November was 549, at an average sales price of $227,849.00 These homes sold for 95.33% of the list price. Overall the average days on market (DOM) for these homes was 110.

These numbers may be of interest to folks who are interested in buying or selling a home in Charlotte and would like to know how the market is performing in regard to SFR homes.

In November there were 595 fewer new listings than the prior month with an average $19,651 less per listing. 307 fewer homes were under contract vs. the prior month; however, homes were under contract at a higher price, $895.00 more on average. 303 fewer homes sold vs. the prior month; however, they sold for an average $4720.00 more per listing, than the prior month. The variance in the percentage of list price to sold price for November was 95.33%, up slightly .42% from the month prior – this should be good news to sellers. The average Days on Market increased by 9 days.
